UK island with farmhouse & stunning views on sale for £350k but there’s a catch

A PRIVATE island off the coast of Wales has gone on the market but buyers should know one crucial thing.

Ynys Gifftan is an idyllic 18 acre island in the Dwyryd Estuary near the village of Portmeirion in Gwynedd.

After years of inactivity, the property has fallen into complete disrepair.

This passion project is now available for a budding interior designer to purchase for just £350,000.

The history of the abandoned island dates back to the 1700s when Lord Harlech was gifted the land by Queen Anne.

It is currently understood to be part of the Glyn Estate, owned by the 7th Baron Harlech.

He is set on letting it out on a 20-year improving lease so someone can bring it back to life.

A Victorian farmhouse can be found on the east side of the island which was lived in until the 1970s but it is now in need of major repairs.

Any prospective tenant would be required to fully renovate the farmhouse which, once refurbished, has one large bedroom upstairs.

However, this could be divided into two bedrooms, and a shared bathroom.

Downstairs it has two reception rooms, a kitchen and a bathroom.

Unfortunately, the problems don’t end there though.

Ynys Gifftan is only accessible by wading across the estuary at low tide.

If you can stomach that, the whole island is available for the price of an average new build semi-detached home.

Throw in panoramic views of the coastline and surrounding mountains to sweeten the deal.

The estate agent, Carter Jonas, said: “The property occupies a unique and tranquil position within the Afon Dwyryd estuary, close to the village of Talsarnu.

“The island is situated approximately 4 miles from the historic coastal town of Harlech.

“With its combination of heritage and natural beauty it presents an exciting proposition for buyers looking to purchase in a truly special part of Wales.

However, the vendor did not neglect to mention the colossal amount of work that is required to restore the farmhouse to its former glory.

“The property is in need of comprehensive renovation throughout, and, subject to securing any necessary planning consents, presents an exciting and rare opportunity for a purchaser to restore and enhance a characterful dwelling in an exceptional setting,” they added.

“The land has become overgrown in places and would benefit from grazing and general land management to restore it to its full potential and productivity.”

According to 2017 estimates, it should cost in the region of £100,000 to repair the ramshackle farmhouse.
